The conceptual planning for this approximately 140-acre property, a joint effort between the City of Bryan and the Brazos Research Valley Partnership, had as its main objective assisting the diverse groups in consolidating their objectives. Ultimately a logical subdivision of the property and indication of hypothetical tenants of various types and sizes resulted in the overall Phase One plan intended to connect by a bridge over the adjacent railroad onto additional property to the West. The solution consists of one major esplanade off Highway 6 North and several subordinate access points, all meandering around a vortex of circulation paths and green space. Existing natural features were integrated into the overall layout to provide both green and water features along the main drive. Several railroad spurs off the adjacent tracks were provided onto the property for larger manufacturing entities’ transport needs.
