Commercial,Historic Adaptive Project

Once a hub for railroad travelers, the seven-story hotel was reimagined as a Marriott Tribute Portfolio property, preserving its historic character while meeting modern hospitality standards.

The A/E team led a sensitive exterior restoration, adaptive reuse of interior spaces, and activation of the adjacent La Salle Plaza. Scope highlights included the restoration of historic façades and architectural details, integration of new MEP and life safety systems, and enhancements to guest amenities. Public realm improvements transformed a section of West 27th Street into a flexible event space with upgraded hardscapes, lighting, and pergola structures. The project exemplified successful public-private collaboration, balancing preservation with performance to support Downtown Bryan’s ongoing revitalization.
